Schedules of condition
A schedule of condition is a detailed, photographic and written record of the state of a property at a specific point in time, usually taken just before construction, a new lease, access, or development works begin nearby. It captures the condition of walls, ceilings, floors, external façades, roofs, boundaries, and any visible defects such as cracks, damp, staining, or distortion. Because it provides an objective snapshot, it becomes the benchmark against which any later claims of damage can be assessed, protecting both the party carrying out the works and the neighbouring owner.
Our schedules of condition services
Leading experts in schedules of condition
Rise Surveyors brings together deep construction knowledge and specialist expertise in neighbourly matters to give clients absolute confidence when projects move close to sensitive boundaries. Our team has hands‑on experience with how buildings are put together, how they behave during works, and where the real‑world risks lie. That practical understanding allows us to assess sites accurately, anticipate issues early, and provide advice that is grounded in how construction actually unfolds, not just how it looks on paper. Whether we are documenting a property, providing a new lease survey, negotiating access, or advising on technical impacts, our insight ensures nothing is overlooked.
This means our reports are not only technically robust but also detailed and factual to account for any existing defects noted.
